Can you show me homes that are not your listings?

                       

Yes.  I can arrange for you to view any listings (homes, condos or land) in Georgia found on the MLS and FMLS. The easiest way to search is to register on my website and begin house hunting.

 

 

When purchasing a home in Georgia, what due diligence falls to me?

 

I feel the most important aspect when you begin to search for a home is getting a good mortgage broker and getting approval for a loan amount that is comfortable for you.  Our contracts allow the Buyer a negotiated amount of time (Financing Contingency Period) in which to determine the ability to obtain the loan selected and described in the contract. If during that timeframe, the Buyer doesn’t have the ability to obtain that loan, notice MUST be sent to the Seller or you are deemed approved and you have the risk of losing your Earnest Money if you cannot close.

 

Once you have identified your dream home, it is your duty to become familiar with the neighborhood conditions and any future conditions that may affect the property.

 

As a Buyer, it is your choice as to which method you wish to have the home inspected.  The first method gives you the right to request any repairs identified by a licensed Georgia inspector that are DEFECTS in the home.  The second is due diligence on the part of the Buyer or basically a “free look”.  You may still have the home inspected and if for any reason you decide to rescind your offer, you may.  If a DEFECT is identified, you still have recourse to ask the Seller to address that issue.  You also may purchase a property “AS IS” and this is normally done when the home is being torn down for new construction on the land.

All of the methods of purchasing above have timeframes that are negotiated in the contract and terms that must be followed.  I can address in detail any questions you may have, just e-mail or give me a call.

 

How are you paid?

 

Upon listing a home, the Seller agrees to pay a commission to the Listing Agent and Selling Agent at the closing.

 

Why should I sign an Exclusive Buyer’s Brokerage Agreement?

 

In Georgia it is the law, if a Real Estate Agent is representing you, by giving advice, negotiating on your behalf and complying with all applicable laws, this relationship must be written and signed by both parties.  At any time, either the Buyer or the Agent may terminate the agreement.
